A commercial property on George Washington Highway in Lincoln needed a low-slope roof that could stand up to years of ponding, foot traffic, and rooftop equipment — so Pinnacle installed a fully-adhered EPDM rubber membrane system across the flat expanse.
Scope of Work
The crew started by preparing the large low-slope deck — clearing the field, addressing the substrate, and mapping out the many penetrations that a commercial roof has to accommodate. A fully-adhered EPDM membrane was rolled out and bonded across the expanse, with the seams and terminations detailed to lock out water. Every rooftop unit, vent, drain, and curb was individually flashed, because on a flat roof the penetrations are where leaks begin. Our commercial roofing team finished by dressing the pipe and chimney flashings and confirming the drains and low points move water off the surface instead of holding it.
What We Installed (And Why)
The finished system is a single-ply EPDM rubber membrane, fully adhered to the deck across a broad flat roof dotted with HVAC units, vents, and drains. EPDM is a proven choice for low-slope commercial roofs because the membrane stays flexible through Rhode Island’s freeze-thaw swings and resists the UV punishment a flat roof absorbs all day. The photos show clean membrane fields with tight, deliberately detailed seams and flashings around every penetration.
On a flat roof, water does not run off the way it does on a steep slope — it lingers, so the seams and flashings have to be flawless. That is why the crew gave individual attention to each curb, pipe boot, and drain, wrapping and terminating the membrane so there is no reliance on sealant alone. Proper drainage detailing at the low points and drains keeps standing water from working against the assembly, extending the life of the whole roof.

Good To Know: How long does an EPDM commercial roof last?
A fully-adhered EPDM membrane, installed and detailed correctly, routinely delivers decades of service on a low-slope commercial building.
