A two-story brick apartment building on West Shore Road in Warwick needed a durable, watertight solution for its flat roof. For a multi-unit property with tenants relying on it every day, a seamless coated system offered lasting protection with minimal disruption to the residents living below.
Scope of Work
Our crew began by cleaning and preparing the existing flat roof surface, clearing debris and inspecting the field, seams, and penetrations for any areas needing attention. We reinforced the vulnerable details — seams, curbs, and roof penetrations — and then applied a reflective silicone coating across the entire deck in a continuous, seamless layer. Edges and transitions were detailed so water sheds toward drainage rather than pooling, and the finished surface was left clean and uniform. Work like this sits at the center of our Commercial Roofing offering.
What We Installed (And Why)
The flat roof received a reflective silicone coating applied over a cleaned and reinforced substrate, sealing the deck as one monolithic, waterproof surface. For a multi-unit building, a seamless coating is ideal: there are no laps, fasteners, or open joints where leaks typically start, and the entire roof becomes a single continuous membrane protecting every unit beneath it. The system renews the roof without the noise and upheaval of a full tear-off over occupied apartments.
The reflective, light-colored surface also pushes back against summer heat by bouncing sunlight away rather than absorbing it, which helps moderate temperatures in the top-floor units and reduces the thermal stress that ages a flat roof. Paired with reinforced seams and carefully sealed penetrations, the finished roof is built to shed water reliably and hold up through Rhode Island’s seasons. For the owner of an income property, that adds up to fewer maintenance calls, fewer tenant complaints about leaks, and a roof that quietly does its job across every unit in the building.

Good To Know: Why choose a coated roof for an apartment building?
Multi-unit buildings present a unique challenge: the roof has to be renewed without displacing the people living underneath it. A seamless silicone coating solves that neatly. It is applied over the existing deck with minimal disruption, seals the whole roof as one waterproof layer, and eliminates the seams and fasteners where leaks usually begin. For a property owner, that means dependable protection for every unit, a reflective surface that helps with cooling, and years of added roof life without a disruptive tear-off. It is a practical, cost-effective way to keep a multi-family building watertight and the tenants comfortable, all while protecting the investment the roof represents.
Why This Approach Works
On a flat roof, the failure points are almost always the details — seams, edges, and penetrations. A seamless silicone system addresses them by turning the whole surface into one jointless membrane, then reinforcing the specific spots most exposed to water. Applying that coating over a clean, prepared deck gives the building a fresh watertight skin and a reflective surface that eases heat and resists the freeze-thaw cycles of a New England winter — protection that works quietly, unit by unit, day after day. It also keeps the residents in place throughout, since there is no disruptive tear-off happening over their heads while the work gets done.
