On County Rd in Barrington, a busy retail plaza was due for a complete new roof. A multi-tenant commercial building like this can’t afford leaks or downtime; every unit underneath depends on the roof staying tight while customers keep coming through the doors. The property owner needed a full architectural-shingle re-roof handled cleanly on an occupied, working plaza, so Pinnacle took it from tear-off to finished ridge and cupolas.
Scope of Work
Our crew removed the old shingles down to the deck, inspecting the sheathing across the plaza’s roof planes and replacing any compromised decking so the new system had a sound, uniform base. We installed ice-and-water shield at the eaves, valleys, and penetrations, rolled synthetic underlayment across the entire field, and set drip edge and starter strips before laying architectural asphalt shingles over the building. The plaza’s decorative cupolas were re-roofed and detailed to match, and every penetration, wall, and transition was properly flashed. This commercial re-roof was sequenced so the plaza stayed open and weather-tight throughout the project.
What We Installed (And Why)
A commercial roof lives or dies by its underlayers, so those came first. Any soft decking was replaced to give the roof a solid nailing surface, then ice-and-water shield went down at the eaves, valleys, and around every penetration, the spots most likely to leak on a large, complex roof. Synthetic underlayment covered the rest of the deck as a tough secondary barrier, longer-lasting than traditional felt.
Architectural asphalt shingles were then installed across the plaza, including the decorative cupolas that give the building its character. Architectural shingles offer stronger wind resistance and a longer service life than three-tab, an important factor on a commercial property where re-roofing is a significant, infrequent expense. Drip edge, careful flashing at every wall and penetration, and ridge-cap shingles over balanced ventilation complete the system, so water sheds cleanly and the roof is built to protect the tenants below for decades.
