On Frances Barber Dr in Hopkinton, a multi-family residential building needed a complete new roof. The existing shingles had reached the end of their service life, and inspection of the eaves revealed rotted decking where water had been getting in. With multiple units and multiple families relying on the building staying dry, the property owner needed a durable, code-correct re-roof done cleanly and efficiently, so Pinnacle handled a full architectural-shingle roof replacement from tear-off to ridge cap.
Scope of Work
Our crew tore the building down to the bare deck so every square foot of sheathing could be inspected. Where we found rotted or delaminated decking, concentrated along the eaves where the old roof had been leaking, we replaced it with new plywood to give the new system a solid, uniform nailing surface. From there we installed ice-and-water shield at the eaves, valleys, and penetrations, rolled out synthetic underlayment across the field, and set drip edge and starter strips before laying architectural asphalt shingles. Chimneys, walls, and pipe penetrations were flashed, and the job was finished with matching ridge-cap shingles over a balanced ventilation setup. This commercial-property re-roof was staged to keep the building weather-tight throughout.
What We Installed (And Why)
The foundation of the new roof is what sits under the shingles. New decking replaced the rotted sections so the whole roof has a sound, consistent base. Ice-and-water shield, a self-adhered waterproof membrane, was applied at the eaves, in the valleys, and around every penetration, exactly the vulnerable spots where the old roof had failed. Synthetic underlayment then covered the entire deck as a secondary water barrier that is tougher and more tear-resistant than old felt paper.
On top of that system we installed architectural asphalt shingles across the whole building. Architectural shingles are heavier and more dimensional than three-tab, giving better wind resistance and a longer service life, an important consideration on a multi-family building where a re-roof is a major, infrequent investment. Drip edge, properly flashed penetrations, and ridge-cap shingles over balanced ventilation finish the assembly so the roof sheds water cleanly and the attic spaces breathe, which helps the shingles last their full lifespan.

On an occupied multi-family building, we work in a planned sequence so no section is ever left open to the weather; the deck is dried in before the day is out, and tear-off is coordinated so residents keep coming and going normally.
