Scope of Work
Our crew opened up the problem area at the chimney, pulled the failed flashing, and removed the soft, water-damaged sheathing underneath. We replaced the rotted decking with new plywood nailed to the framing, then rebuilt the seal from the deck up: ice-and-water shield around the penetration, fresh step-flashing woven into each shingle course, and new counterflashing tucked and sealed into the chimney masonry. What We Installed (And Why)
The heart of this job is the flashing system, not the shingles. A chimney is one of the hardest details on any roof to keep watertight, because the roof plane meets rigid masonry that expands and moves differently than the deck. Layered step-flashing under each shingle course, paired with counterflashing set into the brick, gives water two lines of defense instead of relying on a bead of caulk that dries out and cracks. Ice-and-water shield under it all seals nail penetrations and guards against wind-driven rain.
Replacing the rotted decking was the non-negotiable step underneath. Shingles and flashing can only perform if the wood they fasten to is solid, so we cut back to sound sheathing and installed new plywood before anything went over it. Finishing in CertainTeed Landmark Georgetown Gray was a practical choice as much as an aesthetic one — the warm, dimensional gray is a common, long-running Landmark color, so the repair reads as part of the original roof rather than an obvious patch.

Good To Know: Do I need a whole new roof if my chimney is leaking?
Usually not. In most cases a chimney leak is a flashing failure, not a shingle failure — the metal seal at the base of the chimney has corroded, lifted, or was caulked instead of properly stepped and counterflashed. If the leak is caught before it spreads, the repair is contained to the flashing and any decking the water reached, like it was here. The key is acting early: the longer water sits in the deck, the more sheathing (and eventually framing) has to be replaced, which is what turns a modest repair into a bigger job.
