A Cranston commercial property was dealing with water intrusion around its rooftop penetrations, and the owner needed a targeted, durable repair rather than a full replacement. Pinnacle diagnosed the metal roof, resealed the failing details, and got the building watertight again. Explore our commercial roof repair services and how we handled this Cranston metal roof.
Scope of Work
We started with a close inspection of the metal roof to trace the leaks to their true source — usually the penetrations and fasteners rather than the panels themselves. We then installed new pipe flashing and sealed the roof penetrations that had begun to fail, addressed loose or backed-out fasteners, and reinforced the seams where the panels meet. Each repaired detail was finished with compatible sealant and coatings so the fix holds up to thermal movement and weather. See more about our approach to roof repair.
What We Installed (And Why)
Metal roofs are tremendously durable, but they move — expanding and contracting with temperature swings — and that constant motion is what eventually loosens fasteners and stresses the flashing at every penetration. That’s why leaks on a metal roof almost always start at the details, not in the middle of a panel. On this project we focused precisely there: new pipe flashing, resealed penetrations, and reinforced seams to lock out water at the vulnerable transitions.
We used fasteners, flashing, and sealants matched to the existing metal system, because mixing incompatible materials on a metal roof invites corrosion and premature failure. Where appropriate, protective coatings were applied over the repaired areas to add another weather-tight layer and blend the work into the surrounding surface. The goal was a repair that respects how a metal roof actually behaves — giving the owner a lasting fix without the cost and downtime of replacing sound panels.

Good To Know: Can a leaking metal roof be repaired instead of replaced?
In most cases, absolutely. Because metal panels themselves tend to outlast the flashings and fasteners around them, the smart move is usually to target the failing details — reseal the penetrations, renew the pipe flashing, tighten or replace fasteners, and reinforce the seams. We inspect the whole roof first to confirm the panels are sound, then repair what’s actually failing. If we find the deck or structure compromised, we’ll say so plainly, but a well-maintained metal roof often has many years left with the right repairs.
Why This Approach Works
Chasing a metal roof leak with generic caulk rarely lasts, because it ignores the thermal movement that caused the failure in the first place. By pinpointing the source, using materials compatible with the existing system, and reinforcing the penetrations and seams where water enters, we solve the actual problem. That’s a repair engineered around the roof’s real behavior — which is why it stays watertight long after a quick patch would have failed.
