On Sheffield Avenue in North Providence, this home’s low-slope roof doubled as a walkable deck, which meant it needed a surface tough enough to shed water and stand up to foot traffic. We rebuilt it with a self-adhered Mule-Hide modified-bitumen system, a fully commercial-grade roofing approach applied to a residential rooftop, finished with a granulated cap that looks clean beside the home’s white railing.
Scope of Work
We cleared the old surface down to a sound substrate and checked the deck for soft spots before any membrane went down. Because this is a near-flat area where standing water is the enemy, we installed a self-adhered mod-bit base sheet, rolling and pressing it to eliminate voids, then bonded the granulated cap membrane over it with fully sealed, overlapping seams. Every edge, wall tie-in, and penetration was flashed by hand so water has nowhere to migrate. This kind of low-slope roof repair gives a rooftop deck a durable, monolithic skin instead of the patch-over-patch approach that fails within a season.
What We Installed (And Why)
Self-adhered modified bitumen is built for exactly this situation: a low pitch that has to hold water back rather than shed it fast. The self-adhering base means no open-flame torching over an occupied home, and the SBS-modified asphalt stays flexible through New England’s freeze-thaw swings, so the membrane moves with the deck instead of cracking. Layered base-and-cap construction gives the roof genuine redundancy, two bonded plies rather than a single thin surface.
The granulated cap sheet is what makes this deck livable. Its mineral surface resists UV, adds traction underfoot, and takes the wear of a used rooftop far better than a smooth coating would, all while keeping a tidy, finished look against the home’s exterior and white railing.

Yes, when it is built as a system rather than sealed as an afterthought. The key on any low-slope surface is a fully-adhered, multi-ply membrane with every seam and edge lapped and bonded, so there are no shingle-style overlaps for water to creep under. On a walkable deck the granulated cap adds abrasion resistance so foot traffic does not wear through the waterproofing. Done right, a mod-bit deck stays dry for decades even where water lingers after a storm.
