A South Road home in East Greenwich came to us with the classic weak points of an older roof: a tired brick chimney and worn flashing details where the roof meets walls and penetrations. Rather than a full replacement, this project called for targeted repair work — rebuilding the chimney, cutting in fresh step-flashing, and tightening the skylight-to-roof connection so water has nowhere to sneak in.

Scope of Work

Our crew began by inspecting the chimney and every roof-to-wall transition to map out exactly where water was finding its way in. We carefully took down the deteriorated brick chimney and rebuilt it, then wove in new step-flashing course by course as we blended the surrounding shingles back together. At the curb-mount skylight, we reworked the flashing detail and sealed the roof-to-wall connection so the opening sheds water cleanly. Every repaired area was tied back into the existing roof so the finished result looks original, not patched. You can see more of what this kind of work involves on our Roof Repair page.

What We Installed (And Why)

The heart of this job was the flashing system. Step-flashing is a series of individual metal pieces layered under each shingle course and up against the chimney and walls, so water is guided down and out at every step instead of being trapped behind a single continuous strip. Paired with the rebuilt chimney and a re-sealed counter-flashing detail, it gives the most leak-prone spot on the roof a durable, layered defense.

At the skylight, we restored the curb-mount flashing and sealed the roof-to-wall detail so the frame and the surrounding shingles work as one weather-tight unit. Because a repair only lasts if it disappears into the roof around it, we blended the new materials into the existing field — matching the plane and lines of the original roof so the home stays protected without looking like it was pieced together.

Good To Know: Why do so many roof leaks start at the chimney?

Chimneys are the single most common source of roof leaks, and the reason is simple: they are a large obstruction the roof has to seal around on all four sides. Over time, mortar joints crack, old flashing lifts, and sealant dries out — and once water gets behind the flashing, it can travel far from where it actually shows up inside. Rebuilding the brick and installing proper step-flashing addresses the cause instead of just chasing the stain on the ceiling, which is why a correct chimney repair so often ends a leak that other patch jobs could not.

Why This Approach Works

A well-executed repair is about matching the fix to the actual problem. Full roof replacement was not needed here — the roof field was sound — so concentrating on the chimney, step-flashing, and skylight detail solved the leaks without unnecessary cost or disruption. Layered flashing sheds water the way the roof was designed to, and blending the repair into the surrounding shingles keeps the whole assembly working together. The details we focused on are the exact spots where roofs almost always begin to fail, so addressing them directly gives the homeowner years of added protection for a fraction of the cost of tearing everything off. Done right, targeted repair extends the life of a roof while protecting the home where it is most vulnerable, and it buys the owner time to plan a full replacement on their own schedule rather than in an emergency.
