A commercial building on Common Fence Point Boulevard in Portsmouth needed to squeeze more life out of a low-slope roof without the cost and downtime of a full tear-off. Sitting near the water, the roof took constant sun and weather, and the owner wanted a durable, watertight solution. Scope of Work

Restoration work lives and dies on preparation, so the crew started there. The existing low-slope membrane was cleaned and inspected end to end; seams, laps, and penetrations were checked and reinforced, and the pipe boots and flashings were detailed so every vulnerable transition was sound before any coating went down. Only then did the crew apply the fully-adhered silicone system across the field, building a seamless, monolithic membrane over the prepared surface. What We Installed (And Why)

The heart of this project is a reflective silicone restoration coating applied over the building’s cleaned and reinforced low-slope roof. Silicone is uniquely suited to flat and low-slope commercial roofs because it stays flexible, resists ponding water, and does not chalk or break down under constant UV the way some coatings do. Applied as a fluid and cured in place, it forms one continuous membrane with no seams for water to find — exactly what a waterfront building needs.

On the sloped portion of the roof the coating was finished in Granite Gray, giving the building a clean, uniform appearance to match the flat field. Beyond looks, a reflective coating cuts the heat the roof absorbs, easing the load on the building’s cooling and softening the daily thermal cycling that ages a roof prematurely. Because restoration works with the existing structure rather than removing it, the building stayed in use and tear-off debris stayed out of the dumpster. For a working commercial property, avoiding the noise, interior exposure, and downtime of a full tear-off is often as valuable as the coating itself.

Good To Know: When can a roof be coated instead of replaced?

Coating is the right call when the existing membrane is still structurally sound — the deck is dry, the insulation is intact, and the problems are surface wear, aging, and minor seam or flashing issues rather than widespread failure. In those cases a silicone restoration renews the weatherproofing at a fraction of the cost and disruption of a tear-off, and it can often be renewed again down the road.
