A Barrington commercial property owner was tired of chasing leaks across an aging low-slope roof, so they called Pinnacle for a smarter fix than another round of patching. Rather than a costly tear-off, we restored the roof with a fully-adhered reflective silicone coating system — a proven, seamless solution for flat and low-slope commercial roofs. See our full range of commercial roof repair and how it kept this Barrington building watertight.

Scope of Work

We began by thoroughly cleaning the existing membrane and removing dirt, debris, and failed sealant so the coating could bond properly. Next we addressed the trouble spots that leak first on a flat roof: we reinforced and reseated the seams, sealed the roof-to-wall detail, and repaired the parapet coping along the perimeter. With the substrate primed and the details reinforced, we applied a fully-adhered silicone restoration coating across the field for a seamless, monolithic surface.

What We Installed (And Why)

Silicone restoration coatings are built for exactly this situation — a structurally sound commercial roof that’s weathered and leaking at the details but doesn’t warrant a full replacement. The system goes down as a fully-adhered, reflective membrane with no seams across the field, which eliminates the laps and fasteners where water typically works its way in. Because it’s reflective, it also bounces solar heat away from the building, which can ease the load on rooftop HVAC through a Rhode Island summer.

Just as important as the coating is the prep and detail work beneath it. We reinforced the seams, sealed the roof-to-wall transition, and rebuilt the parapet coping so the finished surface is continuous and tight at every edge. The result is a renewed, weather-tight roof that extends the service life of the existing structure — often at a fraction of the disruption and cost of a full tear-off, with the business staying open underneath the whole time.

Good To Know: Is a silicone coating better than replacing my commercial roof?

When the underlying deck and insulation are still sound, a silicone restoration coating is often the smarter investment. It seals the entire roof into one seamless surface, stops the leaks at the seams and penetrations, and adds a reflective layer that helps with energy costs — all without the noise, debris, and downtime of a full tear-off. If the roof is saturated or structurally failing, we’ll tell you honestly and recommend replacement instead. Every building gets an inspection first, not a one-size-fits-all sales pitch.

Why This Approach Works

Flat commercial roofs rarely fail across the whole field — they fail at the seams, the flashings, and the parapet edges where movement and standing water do their work. By reinforcing those details first and then unifying everything under a seamless, fully-adhered silicone membrane, we remove the weak points instead of just covering them. It’s a restoration that respects the sound structure already in place while giving the owner years of added, watertight service.
